Active listening and clear collaboration with clients and contractors is the key. Whether clients are building or redesigning a portion of or an entire home for themselves or investment purposes the approach remains essentially the same. 

Client Consultation: Understanding the scope of work including the client's lifestyle, requirements, wishes and budget through discussion and visual preferences. We will talk about what you think/know you want to do and perhaps you share your Pinterest pages with me. 

Space Planning: Determining effective use of space with reference to function and flow. This maybe when a decision to change the kitchen layout or down size the scale of your living room furniture happens.

Concept development: Guiding principals and or theme of project based on the client's needs and wants in conjunction with designer's skills. We choose a color and style theme for your investment property so it will stand out from all the other vacation rentals in the area.

Materials Selection: Sourcing and selecting materials, furniture, finishes, fabrics etc. based on the concept and functional needs. This includes flooring to lighting and everything in between. We could be basing all material choices on your beloved painting rich with textured jewel tones or the fact your rental property needs commercial grade everything as it is rented for 44 weeks a year to 44 different families.

Contractor Collaboration: If a project requires construction or renovation the designer will work with the client's contractors or may secure her own architects, plumbers, electricians, kitchen and bath designers, etc... Coordination of shipping and storage of materials as well as drawings and instruction for implementation and project management may also be required.

Curation and Final Touches: When contractors have completed work, the space is ready for selected furniture, window treatments, art, accessories etc. All items will be thoughtfully arranged and curated to the clients satisfaction.
